Job Description:
Position Summary:
The Landscape Manager will support and coordinate the design,
bidding, installation, maintenance and administration of all landscape
and irrigation functions for common areas (eg. Buffers, entry
features, recreation areas), home sites, special situations, (eg.
Model rows, sales office, construction office, back to backs, back to
sides, preserves and littoral plantings as further described below in
essential functions.
Key Duties and Responsibilities:
- DESIGN
- Participate in design development of landscape &
irrigation plans.
- Pro-active coordination and communication with the Director of
Landscape (DOL), Land Development Manager (LDM), landscape &
irrigation design teams, and Planning Department with all site
information/changes that impact landscape and irrigation.
- Review and approve home site planting list
- Engage in design issues/reviews with the Landscape Director.
- Responsible for coordinating tree surveys, dispositions,
relocations and mitigation compliance that supports our project requirements.
- BIDDING
- Support the Land Development Manager by assembling a bid
package, providing plans, scope, specifications, bid sheets
for landscape and irrigation.
- Participate in the initial Bid review package with the
Landscape Director and Land Development Manager to establish
strategies and special consideration specific to each project.
- Assess bid results with LDM and LD by coordinating a post
bid review and negotiation strategy.
- Participates in the award of all contracts with the LD and LDM.
- INSTALLATION
- Performs all installation inspections to ensure
contract compliance.
- Responsible for approving landscape and irrigation
materials, procurement needs, including tagging if needed.
- Understand the landscape & irrigation schedule
expectations. Pro-actively communicate milestones and
objectives to LD.
- Support the LDM by reviewing and validating all pay
applications and change orders for accuracy and initial
prior to LDM processing.
- Responsible for quality control and loss mitigation.
- Understand the sub-contractors means and methods for
performing work.
- Manage the changes to the landscape and irrigation
plans, ensuring that all modifications are documented
and the final plans reflect the actual installations.
- Research and implement landscape and irrigation efficiencies.
- MAINTENANCE
- Review and participate with the Project Manager
(PM), Director of Landscape and the Land Development
Manager in the creation of the landscape and
irrigation maintenance scope, maps indicating areas
of service and specifications.
- Participate in the selection of bidders for each
project with the DOL, PM and Alan Gremillion.
- Plan, coordinate and execute a transition plan
transferring the maintenance after the installation
has been accepted with a plan that meets the
stakeholder requirements.
- Support the PM by reviewing and validating all pay
applications and change orders for accuracy and
initial prior to PM processing.
- Approve all changes to the landscape plans and
document on the turnover set.
- Partner with successful maintenance subcontractor
and build a schedule for mowing, trimming,
agronomics, annuals, mulch, palm/tree trimming, pump
station maintenance and irrigation wet checks that
are supported with maps that indicate flow and site
specific conditions.
- Manage the successful maintenance subcontractor
ensuring contract compliance is met through
consistent site walks and inspections.
- Maintain a maintenance program binder.
- ADMINISTRATION
- Perform quarterly warranty inspections,
maintain a set of warranty plans that enumerates
replacements with corresponding dates.
- Maintain and ensure we have accurate "as
built plans" for both landscape and irrigation.
- Maintain "punch lists" for each
project subcontractor that are updated bi-weekly
tracking actionable items.
- Responsible for participating in consistent
update meetings with Subcontractors, Land
Development Managers, Project Managers and
Landscape Director.
- Maintain all project documentation in the
appropriate project folders electronic filing systems.
- Support permit certifications by obtaining
final acceptance from the permitting agencies
for completed work.
- Maintain copies of applicable codes and ordinances.
- Maintain list of bidders by pro-actively pre
approving potential subcontractors through a
vetting process that includes stakeholders.
- Other related duties as requested by management.
